FRONT ROYAL – Five Guys and Chipotle Mexican Grill have signed leases to open restaurants at 145 Riverton Commons Road, the former home of a Capital One Bank.

According to Warren County online land records, ELP Riverton purchased the 1.5-acre lot from Chevy Chase Bank for $1.35 million in 2017.

Julian Etches, a co-owner of ELP Riverton, said over the phone that the former bank building will be demolished “imminently” and replaced with a new 6,100-square-foot building estimated to cost about $1.3 million.

He explained that the ELP Riverton is funding the new building’s construction and the restaurants have signed leases to be the company’s tenants.

Etches said that the company did not specifically seek out restaurants as tenants, explaining that the chains were drawn to the site through a leasing company that marketed the site. He also noted that Chipotle will have a drive-through, which is a new feature the chain is exploring

He added that a third space remains available for an undetermined tenant and there is not a specific type of business being sought out, but it will hopefully be compatible with the restaurants.

Etches said ELP Riverton hopes to finish the new building by June, at which point it will be up to the tenants regarding when the businesses open.

In early 2018, it was announced that Chick-fil-A would open at the site, but that fell through for reasons Etches declined to explain. All he would say is that it was not for Chick-fil-A’s lack of desire to open at the site.

County officials have previously not been able to explain why Chick-fil-A pulled out of that deal.

Etches added that it was a pleasure to work with Planning Director Taryn Logan and County Administrator Doug Stanley in bringing the two new restaurants to the county.
